Overview

A mixed use commercial district on the edge of Cividale del Friuli, combining retail, food and beverage and office uses in a single coherent development. The site was the kind that usually gets built as a scatter of separate boxes around a shared car park.

The challenge

Edge of town commercial development has to serve visibility, accessibility and commercial flexibility for several occupiers at once, each with different servicing and access requirements. Resolve those separately and the scheme fragments. Resolve them together and the constraint becomes the structure.

What we did

Bold complementary volumes arranged to create a destination rather than a cluster, with a landscape led public frontage giving the development a face onto the town. A structured circulation strategy separates users, occupiers and servicing without breaking the scheme into parts, so each tenant works independently while the whole reads as one place.

The result

A fragmented edge of town site turned into a legible destination, delivered in 2010 and operating since. The problem is the one a campus solves at forty times the scale: multiple functions, competing access requirements, and a development that has to work as a single place rather than a collection of buildings.
